I have collected lots of staging tips over the years. Here are a few of my favorites that I hope you find helpful as you prepare to list your home.

This step is key. From windows to floors, everything should be sparkling clean. This is a cost-effective way to show off the best features of your home. 2. Stage your dining room table.
A styled dining table can make the room look more inviting. A simple flower arrangement, decorative placemats or an attractive piece of pottery can spruce up a bare table.
3. Bedrooms should appeal to men and women
When it comes to master suite decor, keep it gender neutral. Make it appeal to both sexes. Get rid of anything too gender specific.
4. Boost Curb Appeal
People often drive by a home before they schedule a showing with a sales agent. Make sure your home is ready for them. Power wash, plant flowers or fresh greenery, wash windows, keep your lawn mowed and paint or stain as needed.
5. De-Clutter
Clutter. Must. Go. It can be time consuming, but it is worth it. Uncluttered floors, cupboards and closets show off the square footage and storage options in your home, so remove anything that isn’t necessary.

Even if your patio or deck is small, highlight its usability and atmosphere. Furnish it with a bistro table and chairs to create an appealing spot to drink coffee each morning.
8. Let the Light In
Because buyers like bright and airy spaces, keep shades and curtains open. Some rooms just don’t get a lot of natural light, so you can compensate with a light-colored paint and lamps. Light colored furniture can help too.
9. Stage “Extra” Rooms
Clean up that “junk room” so that buyers understand its purpose. You can furnish the room with a desk to make it look like a home office or set it up as a spare bedroom.
10. Rearrange Furniture
Symmetrical arrangements of furniture are typically most appealing. Pull furniture away from the walls and use pairs (of sofas, chairs, lamps) to create a conversation area.a r

This one is one of the more important staging tips. You don’t want to let pet odors make a bad first impression. So if you have pets, have all rugs and carpets cleaned. Vacuum frequently. Keep pet toys and beds hidden.
