Property sales in Garrett County are stable, and the market is still thriving. You can see from the graphic below representing the past 2 years that we’ve tapered off slightly but remember that we were in a very robust market for a good portion of this time.
The average list to sale price was up as high as 99% for a good part of 2021 and 2022. That average list to sale price ratio has adjusted downward ever so slightly, and the median sales price has adjusted upward.
Inventory is about where it was in 2022. If you see a Deep Creek Lake home that draws you in, do not wait too long to see it. Many of our homes are selling in less than a week.
