Luckily, the area is still seeing plenty of supply and demand, so you should have no problem staying on track — and possibly getting ahead — in this new world of real estate.

While the economy grinds to a halt due to COVID-19, it’s still entirely possible to continue marketing your home. Since real estate agents are trying to cut down on in-person tours, that means it’s now more important than ever to market your listing to the best of your ability. Get professional photos taken, or ask your real estate agent for tips on how to take high-quality listing photos from your iPhone.

In addition to your listing photos, virtual video tours are now becoming the new norm in the real estate world. In fact, 55% of real estate agents are doubling down on virtual tours. It’s easy to take videos right from your phone as well. But remember — just because the prospective buyers won’t be viewing your property in person, doesn’t mean you should forgo proper preparation. Clean, declutter, and stage as you would for a normal showing.

Casselman River Bridge State Park

Casselman River Bridge State Park attracts everyone from ardent anglers to hardcore history buffs.  Once part of a busy thoroughfare known as “Little Crossings,” the four acre park is home to both trophy size trout and a bridge that made history with its innovative design.

About the Casselman River

Rising  atop the plateau of Western Maryland, the Casselman River follows a great arc across the Laurel Highlands of Somerset County, PA to the appropriately named town of Confluence, where Laurel Hill Creek joins a few yards above the Youghiogheny River.  The Casselman River is relatively wide and has a variety of habitats. Anglers will find deep runs, large deep holes and even some pocket water. The streambed consists of mainly cobble-size stone, making wading easier when compared to other area rivers. Natural flows can fluctuate especially during the spring, so be sure to check with the DNR for flow conditions. Flows less than 150 cubic feet per second (cfs) are typically considered good fishing flows. The trout fishery in the Casselman River Delayed Harvest Trout Fishing Area is managed using adult hatchery brown and rainbow trout stocked each spring and fall. Many of these trout are truly trophy size and can reach sizes greater than 5 pounds! The Delayed Harvest Trout Fishing Area management scheme includes a Catch and Release Season when anglers may use artificial lures or flies only. Consult the Maryland Freshwater Sportfishing Guide for complete details.  Keep in mind that most of the land bordering the Casselman River is privately owned farmland.  The Casselman River Bridge State Park is the only public land bordering the Delayed Harvest Area.

Real Estate & COVID-19: What Buyers & Sellers Need to Know

Real estate has felt significant impacts due to COVID-19. The pandemic has created uncertainty in our daily lives that affects everything. That being said, real estate transactions can move forward for buyers and sellers.

You can rely on my years experience. Now more than ever, having a knowledgable agent is key.

Buyers

Here are some important points for buyers in the age of COVID-19:

  • Find the right real estate agent. I am comfortable with technology and can offer virtual home tours & consultations.
  • Virtual home tours – many Taylor-Made listings have 3D tours available online. Facetime or Zoom tours with your agent are also an option. If you want to see a home in person, Maryland Association of REALTORS® has mandated that no more than 3 people be at the showing and practice social distancing/masks/gloves/etc.
  • Remote mortgage pre-approval – many lenders are working remotely and are able to pre-qualify you via online applications and interviews via phone or video.
  • Remote home inspections – home inspectors are offering buyers home inspections with videoconferencing to review any findings discovered.
  • Virtual home appraisals – rather than site visits, many lenders are allowing video or desktop appraising using the data and photos from the listing and comparing it with other similar properties.
  • Remote closings – many title companies prefer virtual closings where the buyer is sent the closing package via email, having it notarized and mailing it back to the title company. Funds would be wired to the title company from the lender and no one ever has to come in contact to facilitate the closing except for possibly the walk through which agents are handling with kid gloves so that no one is compromised.

When you arrive at Deep Creek Lake the popularity of kayaking will immediately strike you: it is possible to rent kayaks, schedule kayaking lessons and enjoy guided tours.  Easy and affordable, it’s not hard to understand why kayaking was among the top five sports with the most first-time participants. 

Flatwater Kayaking

Flatwater kayaking is ideal for family outings and there are seven lakes to choose from once you have your gear. High Mountain Sports and Wisp Outdoors both offer recreational kayak rentals that come complete with paddles, Personal Floatation Device (PFD) and a little instruction to get you started.  As an added convenience, they also both offer a delivery and pick up service that makes everything that much easier.  If you’re renting a home on the lake, a kayak is a great additional amenity to keep your group entertained.  Herrington Manor, Broadford and New Germany lakes offer quieter areas where no major wakes from motorized crafts will rock your boat.

Deep Creek Lake spring activities offer something for everyone. As we say good-bye to winter weather, it is a time to enjoy the outdoors, visit local businesses and explore the area. This quieter season is a favorite for locals and visitors alike.

I put together some of my favorite indoor and outdoor Deep Creek Lake spring activities. Be sure to check availability as opening dates may vary for some of the options listed.

Deep Creek Lake Spring Activities

Golf typically begins in April (weather dependent). The four Garrett County courses are Lodestone, Fantasy Valley, Thousand Acres and the Golf Club at Oakland.

-Our eight state parks offer miles of hiking trails. Water levels can be high during the spring months making it a great time to check out Swallow Falls State Park. If you are looking for family friendly experiences, I put together a list of 5 easy trails.

-Don’t let spring showers put a damper on your plans! Deep Creek Fun Zone offers great food, a full bar, laser tag and lots of arcade games. Deep Creek Axe Throwing Co. is also a great indoor option.
